New urban plans reshape housing in Poznań, Marbella and Offenbach with mid-sized units and affordable quotas
Poznań’s housing market is increasingly shaped by mid-sized apartments, with over 70% of new units currently available being two- or three-bedroom homes, according to data from RynekPierwotny.pl as of Sept. 10, 2026. The segment aligns with demand from singles, couples, and first-time buyers in the Polish city, which ranked fourth in Business Insider’s latest livability index.
BPI Real Estate Poland’s Panoramiqa 2 project on Wagrowska Street in the Rataje district exemplifies this trend, offering 159 units, each with a balcony, loggia, or private garden. The development includes coworking spaces, smart access systems, and parcel delivery solutions, with construction ahead of schedule after completing the foundation slab a month early. The site benefits from proximity to tram stops and key routes, with the city center 5 km away and Politechnika Poznańska 4 km distant .
Marbella, Spain, has also approved a new urban planning framework, the Plan General de Ordenación Municipal, replacing its 1986 predecessor. The updated blueprint expands urban land classification to 53 million square meters, with 3 million square meters undeveloped, allowing for future housing, businesses, and infrastructure. The plan mandates that 20% of buildable space in relevant developments be reserved for affordable housing, including price-controlled units .
In Offenbach, Germany, the “Wohnquartier 4” project on a former freight station site will include 67 apartments, 38 of them social housing, funded by a €16.2 million contribution from the state of Hesse. The €29.5 million development features a U-shaped building with a kindergarten, senior-friendly units, and a rooftop pavilion .
